Frequently Asked Questions
Understanding DSCR underwriting metrics.
Most commercial lenders look for a minimum DSCR of 1.20 to 1.25. A DSCR of 1.25 means the property's Net Operating Income (NOI) exceeds its annual debt obligations by 25%, providing a comfortable cash flow cushion for unexpected expenses or vacancies.
The solver takes the property's Net Operating Income (NOI) and divides it by your target DSCR to find the maximum annual debt service allowed. It then uses the underwriting interest rate and amortization term to reverse-calculate the maximum loan principal using the present value of an annuity formula.
Lenders rarely assume a property will be 100% occupied at all times with every tenant paying on time. Deducting a standard 5% to 10% vacancy rate produces a more realistic Effective Gross Income (EGI) for underwriting safety.
